The Future of Greenville Developments: Camperdown

development

This post is Part Three in the series on The Future of Greenville Developments.

As you walk down Main Street in Greenville, there’s a noticeable void (for lack of a better word) of restaurants, shops, and interesting sights between the Chamber of Commerce and Falls Park. What I mean is that there’s not a whole lot to see or do in this section besides parking your car. There is the Peace Center, which breaks up the “void” momentarily on the western side of Main Street, but that’s pretty much it for several blocks.

The good news is that that’s about to change.

The Greenville News Building, which is one of the most prominent pieces of real estate in the aforementioned “void,” is set for demolition in May, according to the Greenville News (and they should know since it’s their building, right?). In its place the “Camperdown project” will begin development.

Camperdown is set to be a mixed-used space, containing apartments, condos, office space, retail space, and a 140 room hotel, according to the developer, Centennial American Properties. The original concept for the area maintains the open air feel of other recent downtown developments, such as NOMA Square and One Greenville. Expect to see shops, restaurants, and sitting/lounging areas in the place of the formerly non-pedestrian friendly Greenville News Building.

This project should add to the appeal of Main Street, but it has the potential to have an even bigger impact on some of the side streets it will occupy, since the lot sits at a fairly major intersection. In the end, it could be the beginning of the answer to filling the “void” that currently exists in that stretch of downtown, especially since the facility will include retail (i.e. restaurant and/or shopping) space.

If you’re curious what the project will look like, below is a video from Youtube, which contains an early concept of what they plan for the finished product.

Camperdown Project

Large mixed-use development project consisting of 140 room hotel, 217 room apartment development, +/- 80,000 SF of retail, +/- 150,000 SF of office, and 18 condominiums. Located on the corner of Main Street and Broad Street directly across the street from the Peace Center.
